For many middle to low income homeowners, help from a mortgage loan modification is a big help. Between prices going up on daily items, people losing their jobs or not making as much, it is hard to pay their mortgage. A loan modification helps homeowners who may not have the greatest credit – helping them get out of trouble vs. making it harder on them. This is different than refinancing, which is for those who have better credit.

For a homeowner it is better to be late on their mortgage, but not a requirement, when trying to get a loan modification, even though it may hurt their credit. Lenders will more than likely look at those who have been late on their mortgage payments to help than someone who is on time. Lenders would rather receive some money than no money because someone has foreclosed on their home.

If eligible, a homeowner may want to try to refinance their home than try to qualify for a mortgage loan modification. Refinancing means starting the mortgage loan all over again on top of the previous mortgage where a mortgage loan modification reduces payments for an extra three to five years.

Because of the help of the Home Affordable Modification Program has made the mortgage loan modification program more inclusive so that a homeowner in real financial trouble can get help and continue to pay on their mortgage. Homeowners would rather live in their own home than nowhere.
